Super Jumbo Loans
The private banking program is separated into two programs.
The premiere banking program:
Loan amounts: from $2,000,000 to 20,000,000 plus
Income: This program allows for the use of cash flow in place of AGI, to allow for a self employed borrower to qualify for a loan.
Credit:Credit is not a consideration as much as the borrowers financial profile.
LTV: Ltv varies from 75% for loans of 1 million up, and 50% from 5 million and up. The LTVs can be adjusted with the use of cross collateralizing additional property and or cash or securities. Effectively the program will allow LTVs to 100% for borrowers with value issues.Special notes: The main qualifications for this program are the following: The borrower should have a minimum of $500,000 in cash flow or income, a minimum of $500,000 cash reserves (401K and IRA are not considered in the cash reserve totals), also a total net worth of of 3 million dollars plus. Note, acceptions are considered with compensating factors. Loans are available in 48 states.
Second tier private banking program:
Loan amounts: $2,000,000 to $5,000,000
Income: Borrower must DTI with AGI from the personal income.
Credit: Mid score must be 700 plus
LTV: up to 75%, will allow cross collateralizing with additional collateral

We are now funding Debtor in Possession financing (DIP financing). This is a special form of financing granted to companies in financial trouble. Usually these companies are in a Chapter 11 bankruptcy. The unique feature of a DIP loan is that the bankruptcy court usually grants a super-priority status to the new loan. This means that the new loan gets to jump in front of any mezzanine financing and any senior mortgages in the debt stack.
